2) Proposed metro development
As most of you know, WMATA has granted an exclusive option to Eakin Youngentob Associates (EYA) to buy the land east of the metro station. WMATA issued announcements of the sale of the property bounded by Carroll, Cedar and Eastern in March 1996, February 1999 and July 1999. EYA responded to the latest announcement and was the only developer to place a bid on the land since the first announcement in March 1996.
EYA’s current proposal includes:
EYA has also stated that roughly two thirds of the current green space at the site could be preserved as green space accessible to the community. They are also considering the possibility of including street-level office and/or retail space in townhomes facing Carroll and Cedar.
EYA has said they have not yet finalized the development design because they must first finish their financial and other due diligence. Also, EYA has said they want to incorporate input from the community's small area planning (SAP) into their design process. The city initiated the SAP process to focus on the commercial and residential possibilities for the area that lies between Willow, Carroll, Cedar, Eastern, Piney Branch, Blair, and Fourth & Aspen. In addition to the SAP, residents can weigh in on the development process during EYA's zoning variance application and during their application for approval from the historic review board.
The Plan Takoma board is seeking your opinion on the proposed development to help inform our position as this process moves forward. Please let us know which of the following statements best describes your thoughts about the proposed development for the metro site.
